At Binga Properties PVT LTD (officially registered at the Ministry of Economic Development, Transport & Trade, Republic of Maldives), operating as "Binga" or "Binga Properties" ("we," "us," or "our"), trust is the foundation of our premium real estate concierge service.

This Privacy Policy explains how we collect, use, disclose, and safeguard your personal information. It is designed to comply strictly with the laws of the Republic of Maldives — including:

To provide our matchmaking and concierge services safely and lawfully, we collect information that identifies, relates to, or describes you:

Identity & KYC Data
Full name, date of birth, Maldivian National ID Card copies, or Expatriate Work Visa / Passport details. Mandatory for Know Your Customer (KYC) compliance and for the legally binding tenancy agreements required under the Residential Tenancy Act (Law No. 21/2021).
Contact Data
Email address, phone / Viber / WhatsApp number, and current residential address.
Financial & Professional Data
Employment status, income details, and business affiliations — collected solely to verify tenant capability and protect property owners.
Property & Tenancy Data
Property details, ownership registries, condition reports, advertised rent, security deposit amounts, and tenancy term — collected to fulfil the disclosure and record-keeping obligations imposed on landlords and agents under the Residential Tenancy Act.
Device & Tracking Data
IP address, browser type, cookies, and web beacons collected automatically via Google Analytics and the Meta Pixel when you interact with our website (binga.mv) and digital advertisements.

To Provide Our Services
Curating property matches, vetting tenants, drafting tenancy agreements that comply with the Residential Tenancy Act, and connecting landlords with prospective renters.
Regulatory & AML Compliance
Verifying identities under the Prevention of Money Laundering and Financing of Terrorism Act (Law No. 10/2014); establishing legally valid electronic contracts under the Electronic Transactions Act; and maintaining records required under the Residential Tenancy Act.
Marketing and Advertising
Delivering targeted advertisements via Google Ads and Meta (Facebook / Instagram), and sending promotional communications about exclusive off-market properties.
To Improve Client Experience
Analyzing website usage to optimize our platform and streamline the property matchmaking process.

3. How We Share Your Information

We strictly respect your privacy and do not sell your personal data. We share information only:

With Property Owners / Landlords
If you are a prospective tenant, we share your application profile (including verified financial capacity) with property owners to enable lease approvals as contemplated by the Residential Tenancy Act.
With Prospective Tenants / Corporate Clients
If you are a landlord, we share property details with verified tenants and corporate HR directors.
With Service Providers
Trusted third-party vendors who assist us with IT infrastructure, CRM management, data analytics (Google), and digital advertising (Meta).
For Legal & Government Obligations
We may disclose your information if required by Maldivian law, or in response to valid requests by public authorities — including the Maldives Police Service, Maldives Inland Revenue Authority (MIRA), the Residential Tenancy Dispute Resolution Committee established under the Residential Tenancy Act, or local courts.

  • Tenancy records: executed tenancy agreements, condition reports, deposit receipts, and related correspondence are retained for the full term of the tenancy and for the period required under the Residential Tenancy Act and any subsequent dispute-resolution proceedings.
  • Tax & financial records: in compliance with the Tax Administration Act (Law No. 3/2010) and MIRA regulations, financial transaction records are retained for a minimum of five (5) years.
  • Unsuccessful tenant application data is securely purged from our active CRM after a standard retention period.

8. Governing Law and Jurisdiction

This Privacy Policy and our data processing practices are governed by the laws of the Republic of Maldives. Any disputes arising from or relating to this Privacy Policy shall be subject to the exclusive jurisdiction of the courts of the Maldives, and — where the dispute arises in the context of a residential tenancy — to the dispute-resolution mechanisms established under the Residential Tenancy Act (Law No. 21/2021).
